We don't just plug you into a listing grinder. We really try and help narrow down your needs so that you see the deals you are interested in and are not flooded with hundreds of listings you hate. We can change your criteria at any time and set up as many metrics or searches as you wish, so that the data and listings you receive are pertinent to you and your priorities NOT ours! We want to make sure you see the Foreclosures just as they hit the market. We want to make sure you see the Short Sale approvals when they come back on the market after the original set of buyers cancel. We want you to see the tremendous price reductions motivated sellers are making to try and compete with the distressed inventory. We want you to have the opportunity to see the deals FIRST before your competition does.
Once you find that perfect property we IMMEDIATLY set a game plan in motion. We call the listing agent to get any additional details on how to structure the offer to your advantage. We get a feel for any other offers that might be on the table. We do some extensive research on recently sold properties to get an idea of pricing and justification for a less than list price offer. If it is a short sale or foreclosure, we give you some invaluable information on the status of the loans and the competency of the listing agent. Deals can literally fall apart with incompetent agents trying to do a short sale for the first time. We give you this information and advice to position you with all the tools and ammunition to get your offer accepted and the escrow closed successfully.
We also represent many banks and asset management firms across the country. We also do a high volume of Short Sales across the county. We often know about properties before they come on the market. We also network with a number of top producing agents across the county to really keep our finger on the pulse of "Pocket" listings and listings that may not be in the main stream MLS.
